For the last couple of years, the Buffalo area has been the hottest housing market in the nation. So far in 2026, according to Zillow, Buffalo has fallen out of the top spot, but not far. Based on the fact that more million-dollar properties were sold in 2025 than ever before, the market seems to be doing okay for itself.

In case you're in the market for a tremendous property near Delaware Park, someone who was once a huge Buffalo backer has put his Nottingham Terrace for sale.

With nearly 8,000 square feet of living space, Doug Jemal's five-bedroom and eight-bathroom property will make someone happy when they buy it.

Buffalo Real Estate Developer Doug Jemal Is Selling Delaware Park Mansion

A few years ago, Jemal popped up in the Buffalo real estate scene with high hopes and big dreams to heavily invest in the region. In the years since, his company, Douglas Development, has made a major impact in Buffalo, but lately it seems things have started to turn sour.

According to the Buffalo News, Jemal is frustrated with some government officials in the region, along with some of the high costs associated with renovating property in the Empire State.

Over the last year, Jemal has pulled back from a few big-name projects he had on the burner, and now he's putting his mansion up for sale.

When I bought the house, I planned to move to Buffalo and establish myself. I don’t at the present time... I thought we would function as a cohesive city. I don’t believe that’s happening at the present time, nor do I see any changes in sight.

Originally purchased in April 2020 for $1.425 million, this amazing property that overlooks the Delaware Park Tennis Courts is currently listed for $2.5 million and boasts an address on one of Buffalo's most exclusive streets.

Originally built in 1932, the mansion sits on more than 1 acre of land in the city and features a solarium, a pool, and an outdoor kitchen.

If you're in the market for this beauty, I'm sure the agent Karen Baker Levin from Howard Hanna WNY would love to hear from you.
